However, it has to be noted that rising damp (due to failure of none existence of a damp proof course) is not very common. Rising damp should not be diagnosed solely using an electrical moisture meter, unless the surveyor is trained and experienced in using the instrument and its mapping techniques. Misdiagnosis can lead to unnecessary remedial work. It is not always necessary to pump chemicals into your walls when the damp meter bleeps or reads high. Therefore, it is important to hire a competent surveyor for such work.

When there is an exchange of home ownership or a re-mortgage of a property, the buyer often obliges to the surveyor and their recommendations. However, as damp diagnosis is often carried out by a company with a commercial interest, the buyer often falls into a vulnerable situation.

It is important to note that many contractors who offer a free diagnosis survey are often driven by commercial interests to sell their damp proofing product and service. They rarely offer any remedial treatment for condensation or penetrating damp.

  • Rising damp due to failure of existing damp proofing is a rare phenomenon
  • The most probable causes of dampness are condensation, bridging of existing damp proof course and penetrating damp
  • Electrical moisture meters should be the most important tool in every surveyor's or contractor's toolkit.
  • Moisture meters have their own limitations. They work on electrical conductance and are normally calibrated for wood. The readings on the device are not accurate when taken on masonry or wall plaster. It will display high readings on foil backed paper, carbonous materials, pipes and cables.
